​​Traditional real estate agents are expensive!

Are they worth the thousands of dollars you pay them to sell your home? Sometimes yes, sometimes no. In a perfect transaction the negotiations go exactly how you want, the final sales price exceeds your expectations, and the whole process is smooth, from beginning to end. Given the huge number of variables in a real estate transaction, even the best agents cannot guarantee these results each and every time. Why pay a full 3.0% commission to the traditional listing agent when we can give you the same results?


We charge half of what most agents charge.

Our listing fee is only 1.5% to sell your home! Full service, at a fair price. You want to keep as much money in your pocket as possible, so we choose to offer more competitive pricing and seek to deliver even better service than traditional agents. This saves you $6,000 on a $400,000 home sale versus the 3.0% agent, before the negotiations begin!


Sounds great! Is there a catch when I sell?

We can't include advanced marketing items like drone photography, full 3D home tours, or home staging while only charging 1.5%. For many home sale transactions these items aren't necessary anyway. However, we do have them available for an additional cost. And please keep in mind that we always recommend paying the buyer's agent a commission. The amount varies and there are no standard (or universally accepted) commission rates. The choice is yours!


So, what is included for only 1.5%?

​​We field all of the calls, schedule all showings, negotiate the purchase price, negotiate the terms of the contract, negotiate any appraisal gaps, coordinate with home inspectors, title companies, mortgage lenders, and any contractors involved in the transaction. We fully manage all dates and deadlines of the contract to ensure a smooth transaction. If you are selling a home and transitioning to another home locally, we will make the process seamless.


How about marketing?

Your home will be professionally photographed to show it in its best light. The listing will appear on major websites such as Zillow, Redfin, Realtor, Trulia, and more. Then your listing will be further syndicated to hundreds of smaller websites to maximize exposure and put the absolute most money in your pocket. Your home will be uploaded to the local MLS and shown to thousands of potential buyers nationwide. Online presence matters the most! It's where the absolute majority of buyers shop, and it's where the real estate agents go to find new listings.


Can you tell me a little about yourself?

My name is Jared Grimes, and I'm the owner of Grimes Real Estate. I've had a real estate license since 2012 and have sold hundreds of homes in the Northern Colorado area. Fort Collins, Loveland, Greeley, and down south to Longmont and Boulder. I'm consistently in the top 20% of all Colorado real estate agents by yearly sales volume, from starter homes to luxury. Grimes Real Estate is a family-owned small business located in Severance, Colorado. I'm married to a beautiful woman, have three kiddos that I love with all of my heart, a stubborn cat, and an overly playful dog who chews anything left on the floor. A passionate baseball fan, student of chess, hiker of 14ers, and occasionally I like to frustrate myself with the great and glorious game of golf.
